Leasing & Marketing Analyst

Position Overview The Leasing & Marketing Analyst sits at the intersection of strategy and execution, supporting leasing performance through data-driven marketing and informed decision-making. This role blends analytical thinking with creative application, helping shape pricing, incentives, lease structure, and campaign effectiveness across the portfolio. This is not just a marketing role. It requires a working understanding of the leasing cycle, market positioning, and how small decisions impact occupancy, velocity, and revenue. Key Responsibilities Leasing Strategy & Performance • Analyze leasing trends, velocity, and conversion metrics to identify risks and opportunities • Assist in developing pricing strategies, concessions, and leasing incentives based on market conditions • Partner with leadership to evaluate lease terms and collaborate with legal teams on updates or adjustments • Monitor competitor activity, market comps, and enrollment trends to inform strategy Marketing Execution & Optimization • Execute and optimize email marketing campaigns, including segmentation, scheduling, and performance tracking • Manage and update property websites to ensure accurate, compelling, and conversion-focused content • Support SEO efforts through keyword tracking, metadata updates, and content optimization • Collaborate on campaign development, ensuring alignment with leasing goals and timelines Data & Reporting • Track and report on key performance indicators including leads, tours, applications, and signed leases • Provide insights on campaign performance and recommend adjustments to improve ROI • Maintain dashboards and reporting tools to support weekly and monthly performance reviews Cross-Functional Collaboration • Work closely with onsite teams to ensure marketing efforts align with leasing realities • Support communication between marketing, operations, and legal teams • Assist in standardizing processes and improving efficiency across properties Qualifications • 1–3+ years of experience in marketing, leasing, property management, or a related field • Strong analytical mindset with the ability to translate data into actionable insights • Working knowledge of leasing processes, pricing strategies, or property operations preferred • Experience with email marketing platforms, website CMS tools, and CRM systems (LeadSimple, Buildium, etc. is a plus) • Detail-oriented with strong organizational and communication skills
